Central Carolina REALTORS® Association has provided professional real estate services for over 100 years. Chartered July 28, 1913, our association serves its membership by providing programs and services to enhance REALTORS® and their ability to conduct business with integrity and competence.

We advocate for the reduction of undue regulatory restraint, and we fervently support the preservation of home ownership and private property rights.

Monthly Housing Statistics

February 2026 | Central Carolina REALTORS® Region

The Midlands housing market continues to show steady demand with improving inventory levels as we move into the spring market.

Key Market Highlights

  • New Listings increased 14.5% to 1,517 homes, bringing more opportunities for buyers.

  • Pending Sales rose 7.2%, showing strong buyer activity heading into spring.

  • Closed Sales dipped slightly by 1.8% year-over-year to 921 transactions.

Home Prices Continue to Rise

  • Median Sales Price: $274,400 (+2.9% year-over-year)

  • Average Sales Price: $320,525 (+4.9% year-over-year)

This indicates that home values in the Midlands remain stable and continue to appreciate modestly.

Homes Taking Slightly Longer to Sell

  • Days on Market: 61 days (+3.4% from last year)

Homes are still selling relatively quickly, though the market has slightly normalized compared to the fast-paced pandemic market.

Inventory Improving

  • Homes for Sale: 3,344 (+26.3% year-over-year)

  • Months Supply: 2.9 months (+20.8%)

While inventory has increased significantly, the Midlands is still considered a seller-leaning market, as balanced markets typically have around 5–6 months of supply.

Affordability Slightly Improving

  • Housing Affordability Index: 119 (+2.6%)

Improving affordability and increased inventory may help bring more buyers back into the market this year.
