The Midlands housing market is gaining momentum this spring, with a surge in new listings and growing inventory creating more opportunities for buyers. New listings jumped 18.7% and pending sales rose 10.1%, signaling continued demand across the region. While closed sales saw modest growth, home prices remain stable, with the median price at $275,000.
Inventory is the standout story this month—up 33.4%—bringing the market closer to balance and easing some of the pressure buyers have faced. Homes are spending slightly more time on the market, but still selling at strong levels, with sellers receiving an average of 98.2% of list price.
Overall, the Midlands market is shifting toward a healthier, more sustainable pace as we head deeper into the spring season.
